GENERAL OVERVIEW

Areas outside your unit walls are either common areas or limited common areas that require continued maintenance and or repair. The association provides a yearly summary of the costs for the prior fiscal year. The most common recurring costs are for a professional property maintenance firm, a maintenance person on staff , casual labor, liability & property insurance, utilities (water & electric), weekly hallway cleaning and snow removal/ landscape maintenance. Emergency repairs especially plumbing and drain back ups are a constant issue. A small portion of the yearly budget is allocated to reserve funding for extraordinary emergencies or future improvements . Funding of reserve accounts is mandated by law. Any yearly increase in condo fees are determined by the Board of Directors during the budget process.

INFASTRUCTURE IMPROVEMENTS

In advance of each fiscal year, the Board of Directors evaluates the fiscal health of the association and determines what infrastructure projects are immediately necessary or which ones would add value for co-owners. These items are usually funded through withdrawals from our reserve account or special assessments.

2024 Projects

  • Complete engineering study of complex asphalt conditions
  • Limited repairs to catch basins and asphalt paving in the complex
  • Replace inoperable lights on rear of clubhouse and complex buildings as needed with LED fixtures
  • Evaluate and implement risk management items required by our insurance carriers
  • Hot water tank replacements as needed
  • Continued Goose control measures March-November 2024

Prior year projects in random order

  • Replacement of all our carports- multi year project
  • Replacement of the old wooden fence on eastern portion of the complex
  • Replacement of asphalt as needed – one year that amounted to over 100K
  • Replacement of outdated and failing hot water tanks
  • Replacement of hallway carpeting as well as painting the hallways
  • Replacement of the clubhouse door walls and windows / updating changing rooms
  • New Marcite coating for our pool to extend pool life and enhance beauty
  • Security enhancements with new intercoms and front door locks
  • Pond stabilization projects for both ponds
  • Which included tons of shoreline rock and some new plantings
  • Annual tree & bush trimming, removal and new plantings
  • Security cameras and gate access controls added to the pool area
  • Complete upgrade of all house electrical panels and laundry room panels servicing individual units
  • Asphalt and catch basin repairs
